Purchase Plus Improvements

Four men install a kitchen countertop.

Found the right home, but it needs some work?

A Purchase Plus Improvements mortgage may allow you to include the cost of eligible renovations in your mortgage when you buy the property — helping you turn a home that isn't quite right into one that works for you.

We'll help you understand how the program works, what improvements may qualify and how to structure the financing before you make your offer.

What Is Purchase Plus Improvements?

Purchase Plus Improvements allows eligible homebuyers to finance certain renovations as part of the mortgage used to purchase the home.

Instead of buying the property and then trying to find separate financing for the renovations, the anticipated cost of eligible improvements can be considered as part of the overall mortgage financing.

This can make it possible to consider a home that needs some updating without having to pay the entire renovation cost out of pocket immediately after buying.

The Renovation Money Isn't Simply Cash at Closing

The process is different from receiving extra cash when your mortgage funds.

Typically, the improvements are agreed upon in advance, the work is completed after you take possession, and the renovation funds are released once the lender's requirements have been satisfied and the completed work has been confirmed.

That's why it's important to plan the financing before you buy the property.

We'll help you understand the process, the documentation you'll need and how the proposed improvements need to be handled before your mortgage is finalized.

Plan the Improvements Before You Buy

Plan the Improvements Before You Buy

Plan the Improvements Before You Buy

The renovations and estimated costs generally need to be established as part of the mortgage approval process, so this isn't something you want to figure out after closing.

If you're considering a property that needs work, talk to us before making your offer so we can help you understand what may be possible.

How Does Purchase Plus Improvements Work?

Step 1 — Find the Right Property

You find a home you want to purchase but identify improvements you'd like or need to complete after taking possession.

Step 2 — Plan the Improvements

Determine the work you'd like completed and obtain the quotes or estimates required for the mortgage application.

Step 3 — Arrange the Mortgage

We'll work with you to structure the purchase and improvement financing and submit the required information to the lender for approval.

Step 4 — Complete the Renovations

After your purchase closes and you take possession, the approved improvements are completed within the timeframe required by the lender.

Step 5 — Renovation Funds Are Released

Once the work is complete and the lender's requirements have been satisfied, the lender can release the approved improvement funds. An inspection or other confirmation of completion may be required.

You May Need to Cover the Renovation Costs Upfront

This is an important part of the process to understand.

Depending on the financing arrangement, you may need to pay contractors or cover renovation expenses before the lender releases the improvement funds.

We'll explain how the funds will be handled before you proceed so you can plan for the renovation costs and timing properly.

How Much Can You Include for Improvements?

Additional Information

The amount you may be able to include in your mortgage depends on the renovations you're planning, the estimated cost of the work and the property's expected value once the improvements are complete.

As part of the approval process, the lender may require quotes for the proposed work and an appraisal that considers the home's “as-improved” value — what the property is expected to be worth after the approved renovations are completed.

It's Not Simply the Purchase Price Plus Any Renovation Budget

The improvements need to fit within the lender's and, where applicable, mortgage insurer's requirements.

For example, if you're considering a home that needs $30,000 in renovations, we'll look at the purchase, proposed improvements and available financing together to determine whether that renovation budget can be incorporated into the mortgage.

The best time to work this out is before you make an offer — not after you've already committed to buying the property.

If you've found a home that needs work, contact us and we'll help you determine what may be possible.

How Do Improvements Affect Your Down Payment?

When eligible improvements are added to the purchase financing, your required down payment may be calculated based on the total amount being financed for the purchase and improvements, rather than simply the original purchase price.

That means adding renovations to the mortgage can increase the amount of money you'll need to provide upfront.

Plan for More Than the Renovation Budget

You'll also want to make sure you have enough funds available for your down payment, closing costs and any renovation expenses you may need to cover before the lender releases the improvement funds.

We'll work through these numbers with you before you make an offer so you understand how much cash you'll actually need.

Is Purchase Plus Improvements Right for You?

Sometimes the better opportunity is a home with the right location, layout and potential — even if the kitchen, bathroom or other parts of the property need work.

Purchase Plus Improvements FAQs

Please reach us at leslie@lesliepenney.ca if you cannot find an answer to your question.

Potentially. Purchase Plus Improvements may allow eligible renovation costs to be incorporated into your mortgage financing when you purchase the property, subject to lender and mortgage insurer requirements.

Generally, no. The approved renovation funds are typically held back until the work has been completed and the lender's requirements for releasing the funds have been satisfied.

Typically, you'll need to establish the improvements you're planning and provide acceptable estimates or quotes as part of the financing process. Requirements can vary by lender and mortgage program.

The required completion period can vary depending on the lender and mortgage program. We'll confirm the applicable timeline with you before your mortgage closes so you know exactly what is expected.

You may need to cover some or all of the renovation costs before the lender releases the improvement funds. It's important to plan for this upfront so you have enough available cash or appropriate arrangements with your contractors.

An appraisal may be required. In some cases, the lender will want an assessment of the property's expected value after the proposed improvements are completed, and confirmation may also be required once the work is finished.

This depends on the lender, mortgage insurer, type of work and financing arrangement. Don't assume DIY labour or materials will automatically qualify—talk to us about your plans before proceeding.

It depends on the scope of the project. Purchase Plus Improvements can work well for many upgrades, but extensive structural work or major construction may require a different financing strategy.
