Vacation & Second Home Mortgages

House with a red roof by the sea.

Thinking about buying a cottage, cabin, vacation property or second home?

Financing a second property can be different from buying your primary residence. The property's location, year-round access, utilities, intended use and how often you'll occupy it can all affect the mortgage options available.

We'll help you understand how lenders may view the property and find a financing option that fits what you're looking to buy.

EXPLORE MY MORTGAGE OPTIONS

What Is a Vacation or Second Home?

A second home is generally a property you intend to occupy yourself in addition to your primary residence. That could include a cottage, cabin, recreational property or another home you and your family use throughout the year.

How the property will be used, and the type of property you're buying, can affect the mortgage options available.

For Your Own Use

You might be looking for:

  • A cottage or cabin for weekends and holidays
  • A recreational property outside the city
  • A second home in another community
  • A property for you or your family to occupy

Planning to Rent It Out?

If the primary purpose of the property is to generate rental income, lenders may treat it as an investment property rather than a second home.

The down payment, qualification requirements and available mortgage programs can then be different.

How You Plan to Use the Property Matters

Tell us what you're buying and what you plan to do with it. We'll help determine how lenders are likely to classify the property and which financing options make the most sense.

For Investment Property Purchases, please check out this PAGE for more.

What Types of Properties Can Be Financed?

From fully serviced second homes to seasonal cabins, there can be mortgage options for many types of recreational properties. The financing available will depend on the property itself and how you intend to use it.

Year-Round Second Homes

A fully serviced home with year-round access may be financed more similarly to a traditional residential property, subject to the lender's requirements.

Cottages & Cabins

Cottages and cabins can potentially be financed, but lenders will consider the property's construction, condition, location and overall marketability.

Seasonal Properties

A property that's primarily designed for seasonal use may have different financing requirements and fewer lender options than a year-round home.

Rural & Remote Properties

Location matters. Road access, distance from services and the lender's ability to obtain a satisfactory appraisal can all affect financing.

Well & Septic Properties

Not being connected to municipal water and sewer doesn't automatically prevent financing. The lender may, however, have additional requirements regarding the property's water and septic systems.

Unique Recreational Properties

Properties that are highly unusual, difficult to access or have limited resale markets may require a more specialized financing approach.

The Property Matters as Much as the Borrower

You could have excellent income, credit and down payment and still encounter financing challenges if the property doesn't meet a lender's requirements.

That's why it's important for us to look at both you and the property before assuming a particular mortgage option will work.

What Do Lenders Look At?

Road Access

Heating & Utilities

Water & Septic

Year-round road access can make a property easier to finance. Seasonal, private or limited access may reduce the number of lenders willing to consider it.

Water & Septic

Properties with wells and septic systems can be financeable, but the lender may have additional requirements depending on the property and mortgage program.

Heating & Utilities

Foundation & Construction

The type of heating, electrical service and other utilities can matter, particularly with seasonal or more remote properties.

Foundation & Construction

Foundation & Construction

The property's foundation, construction type and overall condition may affect whether it meets a lender's residential property requirements.

Location

Marketability

Remote locations or properties far from established communities can sometimes have fewer financing options.

Marketability

Lenders consider how readily a property could be resold. A highly unique property or one with a limited potential buyer pool may require a different financing approach.

A property can look perfectly suitable for your needs but still have characteristics that matter to a mortgage lender.

If possible, talk to us before making an unconditional offer so we can consider both your financing and the property you're planning to buy.

How Much Down Payment Do You Need?

The down payment required for a vacation or second home can vary depending on the property, how you plan to use it and the mortgage program available.

Some qualifying second homes may be eligible for financing with a lower down payment, while seasonal, remote or more unique recreational properties may require a larger contribution from you.

If the property is primarily being purchased as a rental or investment, different requirements may apply.

The Property Can Change the Financing

Two buyers with similar income and credit could require very different down payments simply because they're buying different types of properties.

A fully serviced, year-round second home may have more financing options than a seasonal cabin with limited access or services.

Before deciding how much cash you'll need, let us look at the property, intended use and your overall financial situation.

We'll help you determine which mortgage options may be available and how much down payment you should plan for.

FIND OUT WHAT I’LL NEED

Can You Use Home Equity to Buy a Second Property?

Potentially, yes.

If you have sufficient equity in your current home, refinancing or accessing that equity may be one way to help fund the down payment, or potentially more of the purchase, of a vacation or second property.

Whether this makes sense depends on your available equity, existing mortgage, borrowing costs and overall financial situation.

Access Your Equity

Depending on your situation, refinancing your current mortgage may allow you to access some of the equity you've built in your home.

Use It Toward the Purchase

Those funds could potentially be used toward the down payment, closing costs or purchase of your second property.

Look at the Whole Picture

Increasing the borrowing against your primary residence affects your overall debt and monthly costs, so both properties should be considered together when determining what makes sense.

Equity Can Create Options — But It Isn't Free Money

Using home equity can be an effective financing strategy, but you're still borrowing against your home. We can compare the cost and structure of accessing that equity with the other financing options available to you.

What If You Plan to Rent It Occasionally?

You may be buying a cottage or second home primarily for your own use but also considering renting it out when you're not there.

That can affect the financing.

Lenders may look at how you intend to use the property, how frequently it will be rented and whether the property should be treated as a personal second home or an investment property.

Primarily for Personal Use

If the property is genuinely intended as a second home for you or your family, occasional rental use doesn't necessarily mean it will be treated as a traditional investment property.

However, lender and mortgage-program requirements can vary, so your intended use should be discussed upfront.

Primarily for Rental Income

If you're purchasing the property primarily to operate as a short-term or long-term rental, it may need to be financed as an investment property.

That can change the down payment, qualification and lender options available.

Be Upfront About How You'll Use the Property

Don't structure the mortgage as a personal second home if the actual intention is to operate it primarily as a rental.

We'll look at what you're planning to do with the property and determine which financing approach fits.

Frequently Asked Questions

Please reach us at leslie@lesliepenney.ca if you cannot find an answer to your question.

Yes. Many cottages, cabins and vacation properties can be financed, but the mortgage options available will depend on the property, its location, services, accessibility and how you intend to use it.

Not necessarily. Some qualifying second homes may be eligible for financing with less than 20% down, while other recreational or seasonal properties may require a larger down payment. The property and mortgage program will determine what's available.

Potentially. Seasonal properties can have fewer lender options than year-round homes. Road access, utilities, heating, water, septic, construction and overall marketability may all be considered.

Potentially, yes. A well and septic system don't automatically prevent a property from being financed, although the lender may have additional requirements depending on the property and mortgage program.

Potentially. If you have sufficient equity in your primary residence, refinancing may allow you to access funds that can be used toward purchasing a second property. Link refinancing to your Mortgage Refinancing page.

Possibly, but you should discuss that intention before arranging the mortgage. Occasional rental use and purchasing a property primarily to generate rental income may be treated differently by lenders.

It can be. Limited road access, remote locations, unusual construction or difficulty obtaining a satisfactory appraisal can reduce the number of lenders willing to finance a property.

Yes. A pre-approval can help establish your overall borrowing capacity, but with recreational properties, the property itself also needs to meet the lender's requirements. Ideally, talk to us before making an unconditional offer.
